Derivation of Cost Per Square Foot by PWD

  1. Material Costs:

    • Cement: The PWD estimates the amount of cement required based on the type of construction. For a 1200 sqft project, approximately 300-350 bags of cement might be needed.

    • Steel: The quantity of steel is calculated based on the structural requirements. For a 1200 sqft area, around 4-5 tons of steel might be used.

    • Sand and Aggregates: These are essential for concrete and plastering. The PWD might estimate around 20-25 cubic meters of sand and 30-35 cubic meters of aggregates.

    • Bricks: For wall construction, the PWD might estimate around 10,000-12,000 bricks for a 1200 sqft area.

    • Other Materials: This includes tiles, plumbing materials, electrical fittings, etc.

  2. Labor Costs:

    • The PWD calculates labor costs based on the number of man-hours required for different tasks such as masonry, carpentry, plumbing, and electrical work. For a 1200 sqft project, labor costs might include wages for masons, carpenters, plumbers, electricians, and general laborers.

  3. Overheads and Contingencies:

    • This includes costs for site management, transportation of materials, and unforeseen expenses. Typically, this might add around 10-15% to the total cost.

  4. Profit Margins:

    • Contractors usually add a profit margin to the total cost, which can range from 10-20%.

Example Calculation for 1200 sqft Project :

Let’s assume the following approximate costs for a 1200 sqft project

  1. Cement: ₹300 per bag × 350 bags = ₹105,000

  2. Steel: ₹50,000 per ton × 5 tons = ₹250,000

  3. Sand: ₹1,500 per cubic meter × 25 cubic meters = ₹37,500

  4. Aggregates: ₹1,200 per cubic meter × 35 cubic meters = ₹42,000

  5. Bricks: ₹6 per brick × 12,000 bricks = ₹72,000

  6. Other Materials: ₹100,000

  7. Labor Costs: ₹200,000

  8. Overheads and Contingencies: 15% of total material and labor costs = ₹100,725

  9. Profit Margins: 15% of total costs = ₹120,000

  10. Total Estimated Cost: ₹1,027,225

Cost Per Square Foot: ₹1,027,225 / 1200 sqft = ₹855.19 per sqft
